<p>Description</p> <p>Job Overview:</p> <p>The Building Engineer (Construction) is responsible for the operation, maintenance, and long-term performance of the building's physical infrastructure working with the Chief Engineer and Maintenance Team. This role oversees mechanical, electrical, plumbing, fire life safety, and building projects while focusing on managing major reconstruction projects, capital improvements, reserve funded projects and largescale repairs. The Building Engineer (Construction) ensures the high-rise community remains safe, efficient, and well maintained, and provides technical leadership to staff, vendors, and management with a focus on reconstruction and repair projects.</p> <p>Compensation: $100,000 - $120,000</p> <p>FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities and the client's directive. The base pay range is subject to change and may be modified in the future.</p> <p>Your Responsibilities:</p> <p>Capital Improvements, Reconstruction & Reserve Projects</p> <ul> <li>Lead and supervise the general contractors of large-scale reconstruction projects, including for example, but not limited to façade restoration, waterproofing, roofing, HVAC retrofits, and major system replacements. </li><li>Coordinate all capital improvement and reserve study-driven repairs, ensuring work aligns with budget allocations, timelines, engineering plans, and governing documents. </li><li>Collaborate with architects, engineers, consultants, and contractors throughout planning, bidding, permitting, and construction phases. </li><li>Review drawings, scopes of work, proposals, and change orders to ensure accuracy and protect the association's interests. </li><li>Conduct routine inspections, document progress, enforce quality standards, and ensure adherence to project specifications. </li><li>Provide detailed updates to property management and the Board of Directors, including project status, risks, and recommendations. </li></ul> <p>Facility Operations & Reliability</p> <ul> <li>Oversee the operation, maintenance, and performance of all building systems, including mechanical, electrical, HVAC, plumbing, fire/life safety, and critical backup systems, to ensure reliable service and proper environmental conditions. </li><li>Drive system reliability and operational continuity by executing preventative maintenance strategies and best practices, with a goal of minimizing downtime. </li><li>Perform hands-on maintenance and engineering work as needed to support projects and resolve issues. </li><li>Establish and execute routine operational testing for critical systems in accordance with manufacturer specifications. </li><li>Plan and implement approved modifications and improvements to building systems, including optimizing building control software as required. </li></ul> <p>Preventative Maintenance & Documentation</p> <ul> <li>Administer the facility's preventative maintenance program using the Eptura system. </li><li>Create, update, and close work orders; maintain accurate records of completed and scheduled work. </li><li>Prepare and maintain monthly preventative maintenance logs for management and Board review. </li><li>Maintain current maintenance manuals, operating procedures, training materials, and equipment checklists. </li><li>Observe and evaluate corrective maintenance and repair activities to confirm quality and completeness. </li></ul> <p>Vendor & Contractor Management</p> <ul> <li>Serve as the primary point of contact for vendors regarding infrastructure and facility repairs. </li><li>Coordinate contractor activities for commissioning, troubleshooting, and debugging of building systems. </li><li>Supervise on-site vendor work to ensure performance meets established standards; provide input on vendor selection, continuation, or termination. </li><li>Allocate vendor responsibilities effectively and support efficient scheduling and work methods to maintain cost-effective operations. </li></ul> <p>Compliance, Safety & Policy Adherence</p> <ul> <li>Maintain required licenses and permits and ensure equipment inspections and permitting requirements are completed in accordance with applicable codes and regulations. </li><li>Follow and enforce customer and FirstService Residential policies and procedures related to safety, administrative requirements, standards, practices, and work methods. </li><li>Establish performance standards for each phase of work consistent with industry practices and quality expectations. </li></ul> <p>Budget, Inventory & Resources</p> <ul> <li>Assist with annual budget planning and monitor expenditures. </li><li>Manage inventory and procurement of maintenance supplies. </li><li>Support the acquisition, storage, and accountability of operating materials, tools, and equipment. </li></ul> <p>Communication & Emergency Preparedness</p> <ul> <li>Communicate regularly with building management regarding services performed, using email and the work order system as appropriate. </li><li>Support staff through clear communication and responsiveness to facility concerns and improvement opportunities. </li><li>Maintain disaster preparedness by identifying risks, developing response plans, and managing crises; maintain an emergency response plan and current contact/vendor lists. </li></ul> <p>Skills & Qualifications:</p> <p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.</p> <ul> <li>Proficient in English; additional languages are a plus. </li><li>Strong ethical practices. </li><li>Strong verbal and written communication skills. </li><li>Strong internal/external customer relation skills required with ability to communicate effectively with all levels of management, associates, members and other stakeholders. </li><li>Strong working knowledge of engineering and maintenance practices. </li><li>Excellent general math skills. </li><li>Knowledge of the Eptura Preventive Maintenance Program. </li><li>Experience working with inside and outside environmental elements (noise, weather,etc.). </li><li>Knowledge of working methods, safety practices and procedures, common terminology, safety precautions and practices necessary for working with hand tools and heavy equipment; and the principals and practices of employee supervision, training and evaluation. </li><li>Demonstrated organizational and time management skills with the ability to multi-task, implement, and monitor progress for successful completion. </li><li>Ability to work well under pressure in a fast-paced environment meeting deadlines. </li><li>Demonstrates attention to detail. </li><li>Demonstrates awareness of variables which could affect associate retention and/or morale. </li><li>Demonstrates excellent organizational and time management skills. </li><li>Excellent attendance and punctuality. </li><li>Must be qualified for bonding. </li><li>Must have a valid California driver's license. </li><li>Must have own reliable transportation. </li><li>Must have state mandated vehicle insurance. </li><li>Office equipment; computers, printers, etc. Proficiency and working knowledge of Microsoft Office applications - Word, Excel spreadsheets, and Outlook. </li><li>Knowledge and experience with the various tools, material and equipment required for this maintenance and engineering discipline. </li></ul> <p>Education & Experience:</p> <ul> <li>Bachelor's Degree </li><li>3-5 years in high rise property engineering </li><li>3-5 years managing at least 5-10 employees </li><li>3-5 years customer service experience </li><li>Fire Pump L License required </li><li>EPA-608 Type I or II refrigerant certification </li><li>CPO Certification or required within 6 months of employment </li><li>Licensed General B Contractor preferred </li></ul> <p>Physical Requirements & Working Environment:</p> <p>The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
